Fsbo is tough. If it’s not on the mls than agents that would make money by selling it never show it. A ready, willing able buyer never gets a chance to see it and this is not good. Pricing it right for the market with a comparative market analysis is the first thing I do, than good marketing and exposure and lots of open houses. If the value is there and the price point is right it should sell, but with fsbo many times the missing element is the buyers agent that will show it is part you need
