Taking Possession of 3200 Ave S

We get to purchase our own home before age 40! 😄 Pleased to announce we have taken possession of 3200 Ave S. in Wichita Falls, TX 76309 with the owner's permission. Kevin Noblitt and Robyn Schreiber have entered into a written contract with Jesse Douglass to rent-to-own the property and structure "as-is," at the corner of Ave S. and Arthur Ave. Tax no. 145262. The lot is 0.1722 acres and the structure was built around 1949, coded A1 single-family residential.

So we paid the owner a down payment of $5000. $2000 by Moneygram from Kevin Noblitt, and $3000 wire transfer from Robyn Schreiber.

I am placing this transaction and subsequent logs of improvement on the Steemit blockchain as an immutable record,

for our personal purposes, and to keep the owner, Mr. Douglass, abreast of the improvements we are making, per the contract, until the time comes such property is paid off. The contract states $30,000 (value) + 10% interest with no early-payoff penalty at $500 a month. The $500 rent shall be paid on the first of the month, beginning April 1st, 2021, to Mr. Douglass via direct deposit to his bank account.

Place a tarp over the roof to fend off the upcoming rainstorm.

$50 was a deal for the large tarp from Harbor Freight. Add bungees, clips, and sales tax for a total of $65.61

Improvement 2

Buy and secure a cap to the sewage pipe coming up in the back yard, not far from the back door.

Improvement 3

Trim some trees and pick up trash in front and side yards, and down the street. The dead tree near Arthur Ave on the side of the house has now been removed.

Additionally,

Shingles have been purchased in anticipation of repairing the roof. See Home Depot receipt (below).

The Interior:

Upon inspecting the interior of the home graffiti was found. The ceiling was falling down from heavy snow and freezing Winter conditions getting inside the exposed roof. One neighbor reported that the shingles had begun blowing off the roof around a year ago.

Finis for now

The corner of the structure that has suffered from the most damage (and mold) is the SouthEastern bedroom. The house is mostly stripped, with a hot water heater, ac unit, and 2 furnaces remaining. There is no fridge or stove in the kitchen. (More pictures to come.)
