The most important thing when creating a listing is to have stunning photos of your property.

This seems so obvious, yet sometimes when I scroll down through listings of properties, I get so surprised to see photos that people publish.

I strongly encourage you not to cut any corners, while working on your holiday let, I am a huge fan of the rule: If you are gonna do it, you gotta do it right.

There is this huge misconception going around. People seem to think that vacation rentals is a very easy business. It may seem so, as there is a very high demand for properties in popular destinations, but doing well in the industry entails so many different factors and jobs being done behind the scenes.

All the images in this post have been created using the following 9 tips, and are used to advertise properties that we rent through Great Villas Ibiza.

9 tips for getting your vacation rental photos right.

1. DECLUTTER YOUR PROPERTY.

Before you have the pictures done, spend some time decluttering your property. Personal belongings and clutter, can easily make a property look very messy and chaotic. Be ruthless. Leave only the things that work as an attractor factor to your clients. Stuff that makes the space unique, or of high functionality. We will take this even further in the future, when we will be preparing your property for your first arrival.

2. INVEST IN BRIGHT ACCESSORIES.

Now that the space feels lighter, have a good look around and see if it’s not too empty and dull. Spending few hundred EUR / GBP / USD on few nice pictures, colourful cushions, bedside lamps and so on, can turn out to be a great investment and give your property a fresh and bright look in the pictures.

3. PICK PLAIN SHEETS.

Plain bedding is the only way to make your photos looking neat. If you put on white plain sheets and few bright cushions you will not go wrong. Please do not put on sheets with patterns, unless you are a decorator and really know how to make this work. It just does not look good. It is very important to have ironed sheets for this. All the creases love to show up uninvited in the pictures, so make sure that the beds are made looking as close to perfection as possible.

4. CLEAN YOUR PROPERTY.

Get your property cleaned before the shoot. Especially windows and similar spaces. You would be surprised what can come out in a picture taken during the strong hours of sunlight.

5. SET UP A DINING TABLE.

Setting up nicely a table can be very effective. This could be in a dining room ,or if in a warm climate, al fresco dining is in a very high demand.
