My solution would be:

  1. Rb8 (idea: Rh8 and Rxh2 with mate on the h-file following) 2. c7 Rh8 3.Bb7+ Kd3 4.h4 (not: 4.c8Q ? in view of Rxh2 5.Kxh2 and Qh5 checkmate)
    gxh4 5.c8Q Rh5 (threatens 6...gxh3 checkmate) 6.Be4+ (not 6.Rf1 as gxh3+ 7.Kg1 Rh1+! 8.Kxh1 Qh5+ 9.Kg1 Qh2++ follows) Ke2! (not Kxe4 as the queen on c8 will harrass the white king with checks: Qb7, Qb1 and so on...) and White has no good defensive moves any more: e.g. 7.Bf3 Kxf3 8.gxf3 Qh3 mate or 7.Bxf5 hxg3 checkmate or 7.Bd3 Kxd3 8.Qxf5 Nxf5 9.Rf1 hxg3 10.Kg1 Rh1 11.Kxh1 Qh4 12.Kg1 Qh2 checkmate!

That's not the intended solution but in case it turns out it wins just as fast (which I fear!) :-) , you will get the 100 % upvote as well as @udow.

After 1. ... Rb8 2. c7 Rh8 3. Bb7+ Kd3 4. Bf3 could be a tougher defence (I will have to examine that when I have more time).

I have a more forced first move in mind. Can you find it? (If your side solution works I will try to modify the problem in a way that only one solution is possible).
