if you up-vote on your comments and posts 12 times a day (limit 4 per blog posts as value depreciates after that) it should give u a return around 30% if you power up your steem and use your SP, it will give you about 40-45% return (but the volume will be lower if u have lower SP to start out with)

I think leasing is a good option to get some cash flow going right off the bat
