That's a tough situation! A 40,000 euro deficit will take some time to work off. I was fortunate in the timing of my home purchase. I bought in 2009 and it has appreciated a little. Not anything to write home about, but one nice thing is the mortgage payment is lower than comparable rents in my area now by quite a large margin. I am grateful to have a reasonably priced place to live. I had wanted to buy earlier, but fortunately in hindsight the banks didn't give me a sub-prime loan in the run up to the financial crisis.

We've currently saved enough to pay off half, so we're getting there. At the moment it's the timing of everything that is off. Buying another house now requires putting in some money, so that gets in the way. Next year the rules change making it even harder.

You were lucky that you bought at the right time. Even for 2009 you've done well that the value has increased. Part of our mistake was buying in an area that isn't so popular. Some areas have increased, but not ours sadly.
